Best one I've seen over past decade or so has to be the Paranormal Activity flicks.  Realistic as it gets, tense moments...great FX.  And if you haven't seen Insidious yet, I highly recommend it.   Another really good one is The Descent.

But the best of the oldies are the first two Halloween's, original Texas Chainsaw Massacre, and a personal favorite of mine...Motel Hell.

Insidious was not rated that high...what did you like about it without giving spoiler information.  I just added it to my queue.
