Heading to Vegas in 2 weeks on a last minute trip for just a few days. Mostly business, actually looking at some properties I want to buy. I’m looking for concerts or shows during the evening and having a hard time finding much. I thought things were mostly open again in Vegas but it doesn’t seem so. I’ll probably go to a show called “Queens of Rock” which is basically just cover songs of Joan Jett, Pat Benatar, Heart, etc. I’m checking the websites of all the venues and not seeing much else of interest. Maybe I’m missing something. If anyone’s been there lately or is from the area, let me know what’s going on and what the mask/social distancing situation looks like. Also, I need week nights, not there for the weekend.

Haven't been there lately but the town was really beaten down by COVID and really hasn't recovered all that well. As far as concerts go, not too many people are out and about because they can't tour the states. You are most apt to find local groups playing spot shows but even then, Five Finger is the biggest local group in Vegas and they aren't doing shit. What you will find is a lot of decent restaurants begging for your business with decent priced high quality meals. Also, not sure why you'd want to buy property in Vegas other than there is tons of it and it's all cheap.

Congrats and good luck.

We're looking primarily at 4-family mini-apartments for rental income.  2 rents cover the mortgage, the other 2 rents are profit.  Much better margins than you can get in NY.

You've got bigger balls than me.  I was just talking about this with the wife.  With all of the rent moratoriums and other crap happening around here, there's a story on the news everyday about landlords trying to collect rent and tenants basically texting them back with smiley faces and "LOL".  You'll probably do better than good, but man the headaches for me wouldn't be worth it.  I'm wiped out as it is trying to take care of my own house.

That’s why we shifted our focus to Nevada. Covid is ending and Nevada is a much friendlier state to landlords than NY. Any state is. You can evict in 30 days. And with a 4 family we’re giving ourselves wiggle room that we don’t lose money unless 3 out of 4 are vacant/not paying. We break even at 2. In NYC, there’s no such thing as a 4-family, at least not if you’re not a major player in real estate with a few million lying around. With a 2 family, you better be renting both units out at maximum rent to make money otherwise you’re fucked. If 1 tenant refuses to pay for 6 months, you basically have to default on the mortgage. We have a ton more leeway in Vegas. It’s impossible to do business in NY these days.

Just got back from Vegas. Didn’t leave the strip. It was packed. Casinos are very strict with the mask mandate. I went for a bachelor party, 12 guys total. The pain was that you need reservations everywhere. Can’t just walk into a bar and drink. Social distancing mandate lifts on June 1.

Thanks. Wish we could’ve waited until June but we can’t. Not planning on a lot of partying anyway but it sounds like a pain in the ass. Also I don’t get my 2nd shot until May 8 and it takes 2 weeks to be fully vaccinated (if it works at all).
