Here are a few tips that I learned when I bought my firs house.
  • Buy a bigger house than you think you will need. You NEVER have enough room and if you don't have a family now, you might down the road.
  • If you can afford it and plan to live in the house more than three years, pay the point to lower your mortgage rate. It pays for it self within 3.5 years
  • DO NOT GET AN ADJUSTABLE RATE MORTGAE
  • Sump pumps SUCK
 

Good luck and invite us for the house warming party. I won't bring anything but I like to drink free beer! :)

Yeah....definetely don't get an adjustable rate mortgage. That is one of the main reasons behind all the foreclosures. Go for the 15 year mortgage. It will only be a few hundred more a month than a 30 year since you are paying 15 years less interest.

I didn't refi with a 15 but have been making one additional principal payment the past few years.  It comes down to (roughly) a 20 year mortgage instead. 
The guys telling you to do the 15 year note is probably the best advice you can get.

Anybody got an opinion on paying discount points? From what I've read (and if I understand it correctly, which is a crapshoot 'cause I'm illiterate), it seems like it's a good idea to try and pay a point if you're going to be in your house at least 5 years.

When i bought my home in 1998, it only took 3.5 years to get back what I paid for the point. It depends upon the house though as well. If you need to make repairs, you may need the cash. At the time, I was happy to pay the point.

Well the search is over. I settled on a place about .5 mi. away from the office. Nice split level house, about 40 years old. Really good price. Not quite a done deal, but more or less so after the inspection didn't reveal anything major.
